Loan Programs
We are a direct private money lender, funding loans for property located in California. We fund all types of real estate loans ranging in size from $30,000 to $1,000,000.
Most of our loans involve borrowers or properties that do not meet bank lending criteria. Many borrowers come to us because they do not have enough time to obtain bank financing or they do not want to comply with the banks’ complicated disclosure and application process.
If you have been turned down by your bank or need to fund quickly, we suggest you submit your loan online to see if you qualify for financing.
Loan Basics
We fund primarily on the value of the property being purchased, and any additional collateral. Our decisions ARE NOT based on the borrower’s credit or income. For improved property, we typically loan no more than 65% of the current market value. With regard to raw land, we typically fund up to 50% of the current market value, although we can fund more if the property is ready for development. For construction loans, we typically fund 85% of the combined cost of the land and improvements, not to exceed 65% of the projected value. We can also cross-collateralize other properties to loan over 100% of the purchase price for a property. Most of our loans are in first position. In some instances, our lenders are willing to be placed in second position. Borrowers may borrow personally or through their corporation or Limited Liability Company.
